What to Bring to a Property Viewing or Purchase?

1. Documents:

• Passport: This is the main form of identification for all legal procedures.
• Copy of your passport (in case a power of attorney or NIE application is needed).
• NIE (Número de Identidad de Extranjero): If you have obtained one, bring it.
• Bank documents:
  • Bank statement (proof of solvency),
  • Spanish bank account details (if you have one).
• Marriage contract or spousal consent (if buying property while married).

2. Finances:

• Cash: €3,000–€6,000 — if you’re planning to place a deposit.
• Bank card (make sure it’s active for international use)
• Details for international bank transfers in case you need to pay the deposit online.

3. Tech & Access:

• Smartphone with access to email, WhatsApp, and banking apps
• Power bank — The day might be long.
• Tablet or laptop (to read and sign documents, and review plans and calculations).
• Cloud storage access to quickly send and receive documents.

4. For meetings and viewings:

• Bring a notebook and pen to take notes about properties and questions.
• A list of properties and questions you are interested in
• Comfortable shoes and clothing — expect to walk a lot.
• Sunglasses, water, and a hat if the meetings are in the summer.

5. If you’re preparing for the deal:

• Confirmation of fund transfer (if already sent).
• Be ready to sign a power of attorney if accompaniment is needed.
• Passport details of the authorized person (if you’re acting through a representative).
