If you’re coming to Spain with the intention to move forward with a property purchase — whether you’re reserving, signing a contract, or just preparing to do so — it’s important to arrive well-prepared. Here’s a practical checklist to help you feel confident and avoid last-minute stress.

1. Key Documents

  • Valid passport (original + copies)
  • NIE (Foreigner’s Tax Number) — if already issued (if not, we can assist on-site)
  • Proof of funds (bank statement or certificate showing available balance)
  • Any existing power of attorney (if you’ve already assigned legal representation)
  • Marriage certificate or spousal consent (if buying while married — just in case)

2. Financial Preparation

  • International bank cards (Visa or Mastercard — notify your bank in advance)
  • Some cash in euros (for small payments, taxi, food, etc.)
  • Details of your Spanish bank account (if already opened)
  • Access to online banking (for transfers or digital payments)
  • Proof of deposit or reservation payment (if previously arranged)

3. Tech & Access

  • Smartphone with roaming or Spanish SIM/eSIM
  • Charged power bank
  • Access to email, WhatsApp, cloud storage
  • Ability to open/view PDF documents or contracts on your device

4. For Property Visits & Meetings

  • Comfortable, weather-appropriate clothing and shoes
  • Notebook or digital notes for impressions and questions
    List of properties you’re interested in
  • Water bottle, sunglasses, sun hat (especially in warmer months)

5. If You Plan to Sign a Contract

Be mentally ready to:

  1. sign a reservation or private purchase contract,
  2. open a Spanish bank account (if not yet opened),
  3. sign a power of attorney, if needed for remote handling of the transaction.

Note: You don’t need to finalize everything during the trip — but it’s wise to be prepared in case the right opportunity appears.
